Described in its 1974 LPC Designation Report as, "the most significant commercial building utilizing skyscraper structural techniques in New York City," the Bayard-Condict Building was both a structural and architectural modern marvel for the city. Completed in 1899, this office and loft building is the only structure constructed in New York to the designs of famed Chicago architect Louis Sullivan.

Sullivan pioneered a new style of ornamentation and the idea that a building's design should reflect the structure. Here the facade can not be defined as one particular architectural style, but with his ideas on a new ornamental aesthetic, the design is organic and based on natural forms, Also the facade, entirely clad in a bright white terra cotta, has very strong verticals highlighting the steel-structural frame. The building is considered by some to be the first truly modern skyscraper in New York, completed nearly two decades before other New York architects moved on from historic precedents to build skyscrapers in the late 1920s.
