140 Franklin Street, ca. 1977.

140 Franklin Street, located in the center of Tribeca, is one of Manhattan's most admired Romanesque Revival buildings. Trimmed in yellow terra cotta with grand arched windows, this 6-story yellow brick structure was built in 1889 to the designs of Albert Wagner, also the architect of Soho’s iconic Puck Building, for a paper manufacturing company.

In 2000, AA Studio spearheaded the renovation of this building into 14 loft-style condominiums, including a two-story penthouse.
